Attic Ventilation – Ensuring Enough Attic Air Circulation

Your home has a number of critical areas that need all the attention they could get. The attic for instance, plays an important role in ensuring that your roof lasts as intended. Proper air circulation of the attic is essential in keeping that the roof remains structurally sound over the years. You can determine whether there is adequate ventilation in the attic or if it is lacking. If you happen to notice some sort of musky smell in the attic, it is often not caused by the items being stored, but because of insufficient airflow. Fans are commonly used to resolve this problem. However, do roof ventilation fans work? Let’s find out.

How can I know that there’s enough air circulation in my attic?

Your attic, like most areas of your home, requires proper air circulation. There different ways on how to achieve enough airflow in this particular area. A homeowner can buy ventilation solutions in the market of apply different techniques to ensure there is sufficient air flowing through the attic.

What are my options?

Should you find signs of poor ventilation in your attic, you should consult professionals immediately. The sooner you find and fix the problem, the better it is for your home. There are a number of solutions available, but there is no single solution for everything. The homeowner or the professional paid to fix the problem must assess what type of solution would work best and for the long-term. Here’s a number of solutions for your home:

1. Ridge vent – this type of solution is, as its name suggests, a vent installed along the ridge line of your house. Before this type of vent is installed, roof decking is cut to allow air to flow through. It is highly essential that no other areas of the home block air from coming in or out.

2. Soffit vents – every roofing system needs to have air entry and exit points to keep it cool and dry. The soffit vents also work in conjunction with ridge vents and let air pass right through. However, in areas where the roofline meets the attic floor, insulation baffles must be put in place to prevent airflow from being restricted.

3. Attic fans – this solution is quite better as it does not rely on natural wind to ventilate the attic. Fans can be installed on the roofing system which sucks the air out when needed. Some newer models incorporate a thermostat which automatically turns on the fans to keep a stable temperature in the attic. Solar powered fans are also available, which would be beneficial since this would mean the fans can be self-sufficient. However, the costs associated with this solution raises a couple of questions. So, do attic ventilation fans work at all? The answer is yes.

As it is commonly known, fans dedicated to ventilate can easily introduce air or push air out of a home with ease. Unlike natural, free-flowing systems, these fans work at a much more efficient pace. There’s also the option for users to control the temperature within certain areas to prevent moisture buildup and other problems caused by stale air.

Understanding Home Closing Costs in Southern California

Looking to buy a house in Northeast Los Angeles – NELA, as it is known – but unclear of the process and amount of money needed? A licensed Realtor can help you figure it out. But for ballpark purposes, it might help to do some preliminary study on your own.

NELA is, after all, one of the hottest markets in all of Los Angeles. Not just the obvious neighborhoods like Glendale and Pasadena, but in smaller, lesser-known neighborhoods.

You might be in love with the schools in Mt. Washington, the housing inventory in Highland Park or the neighborhoods of Eagle Rock, but you have to work through some of these details before you can call any of those places home.

Much is made about closing costs in real estate transactions, and yet these vary for several reasons. The single largest expense, the real estate commission, is covered by the seller (who pays the commission in a split between the buyer’s and the seller’s agents).

Fees the buyer will need to pay at the closing come with some variation; the following are the largest of such costs at closing:

Homeowner association fees – If the property is a condominium the seller might be in arrears with the homeowners association, in which case you will find this out before entering the sales contract. In distressed circumstances (foreclosures, near-foreclosures and short sales), these fees might amount to thousands of dollars.
Private Mortgage Insurance (PMI) – If your down payment is less than 20% of the price of the property, you will be required to insure the mortgage at between 0.3% and 1.15% of the loan amount.
Origination fee to the lender – Even while you fix your dreams on a Victorian in Glassell Park, a two-unit duplex in Garvanza or fixer-upper in Hermon, you have to go through a large amount of paperwork with a would-be lender to prove your creditworthiness. And yes, they do charge fees at closing for all that fun.
Points – These enable you to change the terms of the loan to your favor if you pay one or more percentage points toward the mortgage amount. If you have the cash and plan to own the property for a decade or longer, paying a point or two upfront can save you much more over time.
Prorated property tax – As the LA tax year begins on July 1, you will need to cover whatever remains in the year in advance from the day of the closing.
Insurance premiums – Protecting the property (as required by all lenders) from damages and liability is required at closing also.
Escrow fees – Third parties performing escrow services need to be compensated for that work. Note that fee structures are not fixed or regulated by the state of California, but are generally set according to the size of the transaction.

Technically speaking there are multiple fees that will be part of the buyer’s closing costs but which the seller automatically pays for in a reimbursement. These include the city transfer tax, documentary transfer tax to title and the owners title policy. Multiple other fees under $500 (average) costs include the lender appraisal fee, credit report fee, prorated HOA fees, courier services related to the transaction, notary services, archiving fees, recording trust deed (to title), and loan tie-in fees.

Note that the process of looking at houses and negotiating a price, and perhaps that of qualifying for a loan, are typically more time consuming than the closing itself. An experienced realtor will be able to advise you on all these details, invariably to the point where you are told how much money to bring to the closing and in what form.

Keeping Family Pets Safe From Wildlife

Raccoons, opossums, mice, bats, and birds can all be adorable and fun to watch, but some people just don’t understand the potential dangers that these forms of wildlife can pose to their family and pets. An encounter with even a small and seemingly harmless wild animal that finds their way onto your property can result in serious consequences for you, your children and your luxury dogs and cats.

Wild mammals and birds can damage your property, upset trash receptacles and set up nests in your yard, in your shed or even in accessible areas of your home. Certain forms of wildlife carry fleas, lice and ticks and can bring the threat of potentially deadly diseases like rabies.

Simple Steps to Protect Your Family and Pets

Even if you live in an area where wildlife sightings are very common, it doesn’t necessarily mean that there needs to be an imminent danger to your kids, dogs, and cats. In fact, there are some very simple steps that you can take to minimize the potential risk of an unwanted wildlife encounter:

Keep Trash Bins Securely Covered

Squirrels, rats, raccoons, opossums and wild cats all love to rummage through the garbage that contains scraps of food. By keeping trash in tightly tied bags and in cans with secure lids, you eliminate a major source of attraction for wildlife.

Make sure your Fence is in Good Condition

Fixing holes or replacing missing planks in the fence around your property keeps rabbits, raccoons, and many other mammals off of your property. A secure boundary really minimizes the chances for a potentially dangerous encounter between a wild animal and your pets or children.

Don’t leave Pets Outside Unattended

Even with a solid fence, some animals will still find their way into your yard. If your dogs are out roaming for extended periods they have a greater chance of coming across a wild animal that has made its way onto your property. If the animal has a nest or a food source nearby they may become aggressive and look to protect instead of escape. This can result in serious injury to both your pet and the wild animal.

Keep Cats Indoors

Cats are natural hunters and are not necessarily deterred by your fence. If there is a bird or rabbit in a neighbor’s yard, they will likely give chase. A cat who exits the confines of your property is at a much greater risk of injury due to a wild animal attack, but to other dangers (like traffic, poison or traps left out by others for wild animals, etc.)

Ultrasonic Pest Protection

Ultrasonic pest repellents use high-frequency sound waves to drive away a variety of pests, rodents, and insects. For homeowners who are looking for a hands off and mess free method of keeping unwanted pests out of their home, this can be a safe and effective solution.

Ultrasonic repellents are safe for humans and family pets (you can’t hear the sounds, neither can your pets, there are no poisons and no danger of pets or kids suffering the injuries that can occur from snap traps). After the fast and easy initial setup, there is nothing to do but allow the device to work driving away unwanted pests.

In addition to the steps above, simply avoiding contact with wildlife is also a major factor in keeping pets and family members safe. Don’t leave food out for wild animals, don’t intentionally engage with them and never encourage your pets to interact with wildlife.

Even those with the best of intentions and those who have taken the proactive measures mentioned above can still find themselves in a position where a wild animal has entered their home or garage and is posing a potential threat. In these instances, it is important that the situation is handled properly to minimize the risk.

It’s never a good idea to attempt to poison a wild animal on your property. Poison baits have elements that attract wildlife (they look and smell like food), which may also attract your family pets.

Cornering a wild animal is also not advisable. Raccoons, opossums, and birds can all become very territorial, especially if they have a nest nearby. Cornering them can insight an attack, which can result in serious injury for any people or pets in the area.

If a wild animal has set up residence in your home, garage or yard or is posing a threat to your family it makes sense to enlist the help of a professional. A wildlife control expert can quickly analyze the wildlife threat on your property and take the best steps toward removal in a manner that ensures the safety of your family and your pets and with minimal risk to the wild animal.

A trained wildlife control expert can also suggest the best methods for cleaning and sanitize the area after removal and help set up protective measures to minimize the chances of future unwanted encounters.

Why Is Display of Art In Hotels So Significant?

Are luxury hotels becoming fine art spaces?

Art has been a part of the hospitality industry for a very long time now. Hoteliers have often had to embrace creative strategies to make a hotel standout. By placing interesting and eye-catching artwork throughout the hotel, they’ve offered an exclusive experience to their clientele.

Artwork helps build the identity of a hotel and offers a superior aesthetic experience by creating inspiring and stimulating ambience. While the smaller accommodation options prefer cost efficiency and core amenities, artwork is almost integral to luxury, boutique, and design hotels.

The Need for Art

Artwork is a representation of the society because they served both as functional and symbolic elements. While some may say that art is a display of their ethnic sophistication, for some it may be more of an individualistic expression. As a functional element, artwork is utilized for psychological and healing purposes, for social causes, and even as a mode of communication. Personally, they connect people to their roots or the broader human condition. Artwork also evokes curiosity, interest and provides an exuberant experience.

Elevating the Style of Hotels through Artwork

Curating art for a hotel is often done by the hoteliers themselves, and, for this reason, it often reflects their values, creativity and the theme they are tying display. There is a separate budget earmarked for this purpose, and even though the investment in art is limited, it has given rise to different types of marketing strategies for hoteliers.

Use of paintings, sculptures or creative features in hotels, is without a doubt an effective way to revamp its look without investing in the structural changes, which could prove to be more expensive and time-consuming. Hoteliers who are experienced often say that simple changes in the color of the walls or the readjustment of the furniture can visually expand the room by as much as a feet. In fact the rooms that have framed artwork by famous painters are more expensive than others.

Integrating Artistic Communities and Galleries with Hotels

Famous luxury hotels are generally aided by the artistic community for new and exciting artworks. This helps hotels remain up to date with the latest trends while artists get a canvas to showcase their talents. It is a collaboration that is beneficial for both parties. As quoted by Paul Morris, the famous host of numerous international art fairs, including the Armory Show in New York City, “Hotels really can’t get away with putting mallard prints on the wall anymore. Therefore they need to tap into the artistic communities for help.”

Independent art consultants and interior designers are also known to frequently collaborate hotels. Not only do they help define the look of the property, they are able to source art locally from the best talent and get it at a great bargain. With the help of interior designers and consultants, hoteliers are able to achieve new heights in creativity.

Hotels That Have Brilliantly Integrated Art

In these times, art has become fundamental to a hotel instead of just being ornamental or an element of its design. As a result, hoteliers are inspired to think outside of the box and curate art in the most exquisite and unexpected ways possible.

Take for instance, the typical room at the Thompson LES hotel in Manhattan, which has an industrial-chic loft with exposed concrete columns and floor to ceiling windows. But what really catches your eye in the room is the artwork that hangs above the bed. It is a giant light box inside which there is a photo of a tree from photographer Lee Friedlander’s ‘Apples & Olives’ series. Stunning as the installation is, it also perfectly complements the organic setting of the room.

In the past decade, hotels like the Wynn Las Vegas, Chambers in Minneapolis, the Sagamore in Miami Beach and the Grand Bohemian Hotel in Orlando have all displayed wide-ranging collections of art. The Gramercy Park Hotel, after being refurbished, has high-caliber artwork on display. In fact, the Museum of Modern Art is known to have taken a tour group to the hotel. I would call that high praise indeed!

Abstract artist Lynette Shaw painted a series of eight serene, textured canvases as large as eight feet across for the lobby and restaurant at the Wyvern Hotel in Las Vegas. Today the artwork is the most attractive quality of the hotel. Other hotels with famous artwork include the Ace Hotel in New York with four art-centric properties. The Pod Hotel in New York also features frameless art. J. M. Rizzi, the artist, has painted city scenes and abstract shapes directly on to the walls of the lobby and the corridors.

Most hotels commission and collect art that bring out the elements of the city inside the hotels. In some cases, they create a visual record of the rapidly developing neighborhood. For example in South Miami, the owner Michael Achenbaum commissioned Deborah Anderson, a London-based multimedia artist to shoot some of the area’s Art Deco architecture and also staged shots of tattooed models with ’50s hair and clothing. The photographer finally compiled 300 photographs, which were made into the 2,800 prints to be hung throughout the Gansevoort South.

Art in Indian Hotels

If you’re wondering where India stands on incorporating art in the hospitality industry, we have some stellar examples of our own. And why not! Indians have a reputation for being artistically inclined and we have some of the most beautiful examples of architecture in the world. There’s absolutely no way that we’d be left behind when showcasing artistic talent on the walls of our hotels.

Take for example the Falaknuma Palace in Hyderabad. In a land that’s famous for the creative sensibilities of the Nizams, the hotel does justice to its legacy and heritage. Falaknuma’s frescoed ceilings, carved furniture, and Venetian chandeliers have art aficionados in throes of ecstasy. The library in the hotel is a replica of the Windsor Castle in U.K. and is home to 6,000 books. You’re free to take a tour of the Falaknuma Palace accompanied by the hotel’s historian, who takes you through a trip back in time as he regales you with stories from days gone by.

Yet another name that pops to mind is the ITC Maurya in the capital of India. As soon as you enter the hotel’s lobby, you’re greeted by the stunning visual spectacle that is Krishen Khanna’s ‘The Great Procession’ – a rich depiction of the vibrant life in India. But your artistic experience doesn’t end here. There are other exemplary works scattered around the hotel, including Tyeb Mehta’s ‘Bull in the Landscape’ painting and AR Ramachandran’s Ashoka ‘After Kalinga War’ – a sculpture etched with Ashoka’s anti-war inscriptions in Devanagri.

There is no end to instances of brilliant exhibition of art in hotels. It is significant to their identity and being. In fact artists consider it an achievement to have their paintings hang at famous hotel chains. The melange of art in hotels is what makes them an aspiration place where people want to spend their holidays. And in many cases, it forms an intrinsic part of the memories that a traveler carries back with him when he comes away from the hotel.

Driving Safety Near a School or School Bus

Driving near a school or a school bus can be dangerous if motorists don’t take proper precautions to ensure not just their own safety, but the safety of children in the vicinity. Here’s a guide to help you understand the right protocol to follow as a motorist in a school zone, or near a school bus.

Picking up or dropping off children at school:

  • Every school has a system to pick up and drop off children. Make sure you educate yourself on the rules of the school and adhere to them
  • Don’t double park because it reduces visibility for other drivers, and can endanger students
  • Park in the allotted areas (these have been designed keeping in mind the safety of students), and take permitted turns while navigating the school grounds. Avoid making U-turns and three-point turns.
  • While driving, watch out closely for children on bikes coming onto the roadway from between parked cars. Also keep a safe distance of at least 3ft between your vehicle and the motorcycle, and always check your side-view mirror before exiting your car
  • As a rule, ensure that your child is safely buckled in with the seat belt or in an age-appropriate child car seat before starting the car. Also, make sure your child enters or exits the car only via the ‘safety door’ which is the rear door on the kerb-side

Driving in a school zone:

  • Don’t exceed the 25mph speed limit imposed while driving in school zones. Most often this speed limit is imposed in school zones between 8 a.m. and 9.30 a.m., and 2.30 p.m. to 4 p.m. Motorists must adhere to this speed limit even if there are no children in sight
  • Slow down when approaching a school crossing
  • Do not proceed past the school crossing until the crossing supervisor’s hand-held sign is no longer displayed, or until he/she indicates that you can continue
  • If there is no crossing supervisor, but ‘CHILDREN CROSSING’ flags are displayed, the motorist must stop and wait until all the pedestrians have crossed the road
  • While driving through a school zone, avoid honking as it might scare children and cause them to stumble or fall in the way of oncoming traffic

Driving in the vicinity of a school bus:

  • Learn to understand the flashing light system on school buses.
  • If the overhead lights on the bus are flashing yellow, then prepare to stop. These lights indicate that the bus driver is planning to bring the vehicle to a halt to load or unload children.
  • If the overhead lights are flashing red, and the stop sign extended, it means that the bus has stopped and that children are getting on or off the bus. At this time all motorists, regardless of the direction in which they are moving, must come to a halt until the red lights stop flashing, the extended stop sign pulled back, and the bus resumes motion. In all 50 states of the U.S., it is mandatory for all vehicles on both sides of the road to come to a halt during this process. However, if a median divides the road, this may not be required.
  • If you are passing a school bus, make sure that there is plenty of visibility and space in the next lane. It is illegal in the U.S. to pass a bus on the right side, as this is where the loading and unloading of children occurs. Therefore, vehicles may pass the school bus on the left side on multiple lane roadways
  • Remember, though buses have large mirrors to assist the driver in his/her navigation, these vehicles also have huge blind spots. Stay cognizant of this, and pull back and slow down if you see a bus flash its blinkers, and allow it to move into the next lane.
  • Be especially vigilant near bus stops. Children may be playing at the bus stop to kill some time, or might be arriving late for their school bus and may inadvertently dart into oncoming traffic.
  • Bear in mind that buses stop frequently, so maintain at least 3ft distance between your car and the bus, to allow yourself enough time to come to a halt too
  • Do not park at or near a bus stop. In fact, maintain enough distance between your vehicle and the bus stop to allow children to enter and exit the bus with ease
  • Always remember that children can behave in an unpredictable, often rash, manner. In their haste or enthusiasm, they may not remember the safety concerns associated with walking on the road or picking up something they’ve dropped on the road. Therefore, it’s important to look very carefully to make sure the way is clear before navigating traffic behind a school bus.

These tips will help you drive in a safe, responsible manner while driving in a school zone, or near a school bus. If you would like to share your thoughts or suggestions of your own, we’d love to hear from you. Leave us a comment below!

How To Respond To Settlement Letters In Copyright Infringement Cases

Settlement letters are sent to particular internet subscribers who are identified to have infringed a copyrighted material. Also known as letter of demand (LOD), the letter is usually composed of the name of the infringer, IP address, and all the details about copyright infringement. First of all, getting a demand letter such as a TCYK letter more likely means that you did violate the law and the copyright enforcers have evidence to prove that you have infringed a copyrighted content. Second, it is not advisable to just ignore the letter as it could result to serious legal consequences. So, when you get a demand letter, respond to it. In every illegal download case, ask about the situation or what the letter means. If you ever find yourself as a “John Doe” defendant, here are a few practical tips that can help you in your defense in the lawsuit:

– Settlement amounts are usually negotiable. If you get a TCYK letter or any settlement letter, chances are you will be offered a settlement amount. The figure may be changed depending on your approach or how you attempt to negotiate. So, it would not hurt to try especially if you really did it.

– Among the copyrighted materials that you can possibly pirate, porn bears the most embarrassment and it involves more risks so find a way to settle quickly. Don’t waste your time delaying the case. It is best to make it go away the minute it’s presented to you.

– Do not fight a subpoena. Doing so could only expose your identity. Copyright infringement is not something that you could just take for granted. You need to protect your own identification and avoid a potential scandal that will not help you in any way in your life.

– Fighting a case could lead to more expensive costs compared to every negotiated settlement. Besides the hassle that can be expected in a lawsuit, there are legal fees that you need to consider should you decide to fight a case. You may get a total that could have been avoided if you just settle.

As provided by copyright law, a copyright grants a creator exclusive rights to the distribution or reproduction of his original work. There may be exceptions but initially, the creator owns the copyright of their created work. It would be good if people have a better understanding of how creators such as those in the entertainment industry come up with works of art. But in the meantime, they should focus on how to respond to a letter of demand.

The Real Estate Resurgence of Glassell Park and Highland Park

Real estate in Northeast Los Angeles has been booming for years. We hear about it on television and in the news. Rarely does a news story get published where the term “Gentrification” is used to describe areas such as Eagle Rock, Mt. Washington and Highland Park, regions where home values have spiked. Is it something home-buyers and home sellers need to know?

By definition, “to gentrify” is to improve a house or district so that it conforms to middle-class taste. The middle class, or Bourgeoisie, is attempting to emulate upper-class standards. In the U.K., the gentry refer to people of high social position, specifically the class of people next below the nobility. Therefor the gentrification of an area is a process whereby those of lower socioeconomic status are forced out of a region in order to make it more attractive to the people of higher socioeconomic standing. Taking deteriorating inner city homes away from working class families to be renovated and sold to the privileged is also known as progress, or gentrification.

That is precisely what is occurring in the once run down neighborhood of Highland Park. This ongoing restorative transformation has helped to eradicate crime and strengthen the local economy. Juice bars and yogurt shops have sprung up in place of derelict Laundromats and liquor stores. Local businesses are now thriving, where the windows were once boarded up and car carcasses rusted.

Nowhere is this more evident than in the Northeast Los Angeles neighborhood of Glassell Park, where police not long ago bulldozed suspected gang homes in a dramatic crackdown on crime. Soon after, investors began investing in fixing up Glassell Park’s hillside view homes and property values began to rise with new shops and restaurants appearing in direct proportion.

At one time, Eco Park stood as the poster child for gentrification in Los Angeles. This forgotten slum went through a complete metamorphosis in the 90’s, turning it into one of the most sought after areas east of downtown. With Echo Park as a model, the restoration movement has continued its march east, rehabilitating other areas, such as Highland Park and Glassell Park, with great potential.

One telltale sign of the up and coming neighborhood is what is known as the Starbucks phenomenon. If this “7-eleven” of coffee houses has chosen to plant its green lady logo on the block, you can bet your bottom dollar that the ‘Hipsters are coming or more likely, the Hipsters have already arrived. This of course means that property values are climbing. In the historic region of Highland Park, York Boulevard is now book ended by Starbucks. Having a Starbucks on the corner is clear evidence that a moneyed community is on the rise. The values of homes for sale in Highland Park are absolutely exploding.

Another way of measuring affluence is by exploring the high volume of trendy restaurants, bars, and art galleries not to mention the cafes populated by too cool for school patrons everywhere. This enclave has become a hot spot for exotic dining among foodies and the like. Good eats just seem to go along with gentrification. That is one of the advantages. Today you can find French, Italian, Japanese, Vietnamese, and a wide variety of Vegan food in this once neglected district. It has become an amazing multi-cultural mecca. One more example of economic growth is improved public transportation. Business people can commute from paradise to downtown by train in a matter of minutes.

The median price for a house in Highland Park is now approaching seven hundred thousand. In relative terms, this area is still a bargain in Los Angeles’ exorbitant housing market. As the beautification of these older neighborhoods flourishes in NELA, the real estate naturally becomes more desirable and the property values escalate.
